Noida

New Okhla Industrial Development Authority or NOIDA is a part of the state of Uttar Pradesh. Noida, an integrated industrial city with ample facilities is considered to be one of the most modernized cities of Uttar Pradesh and India to be precise. Noida is a part of National Capital Region (NCR) and it came into existence on 19th April, 1976. It was developed near Delhi in the 1970s as a modern industrial city under the UP Industrial Area Development Act, 1976. Noida has a separate administrative zone and functions as a separate district.

Spread across 203.16 km², 50% of its half a million population daily commute to Delhi, solely for the purpose of work. The famous Delhi-Noida-Delhi (DND) Flyway connecting NOIDA with Delhi runs across the river Yamuna and receives a good patronage from office-goers in the city making communication easier.

In the entertainment sector, Noida with its green locales is also famous for its Film city. Noida is also house to the prominent recording company, T-Series. Economy

Lately NOIDA has become a hub for multinational firms outsourcing IT services. Many large Software and BPO companies have their offices in the city, notable being Birlasoft,Perot Systems,Fiserv, Adobe Systems, TCS, ATC Labs , Interra, AgreeYa Solutions, GlobalLogic (previously Induslogic), CSC, HCL, Hewitt Associates, EXL, Impetus STMicroelectronics, MtronPTI,Adobe Systems, Freescale Semiconductor, Sopra Group, Grail Research and Xansa. Many other companies have their Indian branch offices in Noida, because of the Special Economic Zone, the better, suburbian atmosphere in NOIDA and its closeness to Delhi. NOIDA also has the head office of the Software Technologies Park, in Sector 29, Ganga Shopping Complex. In industries, the famous music publishing company T-Series is based in NOIDA. NOIDA is fast emerging as a hub for automobile ancillary units, with companies like Daewoo, Escorts, Honda-SIEL and New Holland Tractors (JV of FIAT with Ford) opening up shop in the city. Of these Daewoo is currently closed. Major Manufacturing and other companies like ISGEC, LG, SAMSUNG, have their corporates in the city.

Commercial activities have also risen in the past couple of years due to a sudden spurt in malls and multiplexes.

All the development in the areas of Industry, Commerce and Trade have led NOIDA to be a model city in UP. It is a major revenue earner for the government through taxes. The NOIDA model is now being replicated across various cities in UP, with a proactive development agency working to achieve high growth rates for business, industry and commercial ventures.

NOIDA is famous for the Sector 18 market. The Center stage Mall which has the Wave Cinema is a famous landmark. Wave stages many film premieres with popular Bollywood stars making their appearances. In December 2005, North India's largest cineplex opened in Spice Mall. It has 8 screens and a seating capacity of 1821 people, second in India to PVR in Bangalore. The old market also exists in NOIDA, called the Atta Market by the locals.

Real Estate Development

Commercial
The corporate industry in recent years has viewed NOIDA as a commercial address which has not only fuelled the growth in these areas but has also managed to check the real estate prices. In the highly buoyant commercial real estate market, rentals transactions seem to be the order of the day.

The properties are fetching returns of 10% p.a. as rentals on the capital value of the property. The project will take shape on 225 acres on the Noida-Greater Noida Expressway and the scheme is launched in January, 2007. The land is located in the sector 94 and 124. According to the estimates, the area will accommodate the construction of 6,000 offices, each of 100-200 sq.mtr.

Office Space: As conglomerates, both Indian corporates and MNCs are scouting for commercial spaces; NOIDA is emerging as a preferred IT & ITES destination of India. Real estate developers in Noida in their bid to lure investors are coming up with state-of-the-art office spaces as per international standards.

The most preferred locations for IT companies are sector 29, 57, 58, 59 & 60. Major office complexes of the town are located in and around Sector 18. As a result of recent addition of IT projects, the annual supply of IT space in NOIDA has now become approximately 0.78 Million sq ft, against the average demand of 0. 52 Million sq ft.

This increasing growth is well recognized by local authorities and efforts are being made by them to promote IT sector especially small entrepreneurs. Moreover, many BPO companies have also acquired office space in Noida.

Retail Space: Sector 18 is a major retail market of the city, which consists of high street shops as well as shopping malls. High street shops are available both on rent as well as on sale and the size varies from 200 - 500 sq ft. Some of the large shopping mall by prominent developers is under construction.

Residential

Real Estate Projects

Latest Real Estate Projects in Noida

The future growth of Noida seems to riding growth wave with the builders going on a construction spree. Parsvnath, a well known name in Indian real estate business, has bought Noida plot for group housing. The company plans to invest Rs 1.75 billion over three years for developing that land.

ELDECO Infrastructure and Properties has recently bagged two projects, Utopia and Ananda on its list - for Sector 93 A and Sector 48 respectively. The plots are especially designed to cater to residential requirements of high middle class and NRIs looking forward to return back to roots.

Unitech, another Indian builder, having a strong presence in Noida, is also coming up with The Great India Place project in Sector 38 A which would be develop over the large area of one million sq.ft. These buildings are to be built considering all requirements of civic society which serves as the USP of these exclusive real estate projects. The new residential segment will have everything from an ample parking space, Indo-Mediterranean architecture to roof terrace gardens.

Noida enjoys more preference over Gurgaon as it is wholly developed by the government authority, unlike Gurgaon where the private players play an underlying role.

A Special Economic Zone NOIDA is proposed and is strategically located near Delhi in NOIDA (30 minutes by road from central Delhi).

  • An expressway - Taj Expressway is coming up in Greater NOIDA, which will connect NOIDA to Agra. This proposed six-lane super expressway would be about 160 km in length and would considerably shorten the distance between New Delhi and Agra, thereby reducing traveling time to about 100 minutes.
  • The Taj Expressway corridor is attracting many group housing projects by reputed developers like Parsvnath, Prestige, Eldeco Utopia etc
  • There is a plan to develop the entire corridor along the Gautam Buddha Expressway which includes development of a Biotech City, an IT City and a Medical City along the corridor.
  • Delhi Metro which was slated to enter NOIDA in 2012 has now been planned for 2009, a year before the games in 2010.
  • NOIDA will be connected to the Connaught Palace station, via the Barakhambha Road-IP Estate-Akshardham Complex link. A part of this link opened on 11th November, 2006. Work is on full swing on the rest of the stretch, in Delhi as well as NOIDA
